Please be advised that the Southwest Florida Water Management District (SWFWMD) has officially extended the Modified Phase III "Extreme" Water Shortage restrictions through October 1, 2026, due to ongoing regional drought conditions. Because our community is within the affected area, it is vital that we are aligned on these mandates. Below is a summary of the restrictions, the specific rules for Hillsborough County and a direct link to their official watering restriction page.

Key District-Wide Mandates (Modified Phase III)

• Lawn Watering Limit: Limited to one day per week based on address endings (unless local municipal utilities enforce a stricter schedule).
• Tightened Watering Windows: Irrigation is restricted to 12:01 AM to 4:00 AM OR 8:00 PM to 11:59 PM (properties must choose only one window).
• Critical Rule for HOAs/Boards: Under SWFWMD's emergency order, Homeowners Associations and other communities cannot legally enforce deed restrictions or community standards that require an increase in water use. This includes demanding homeowners replace dormant/dry turf or pressure-wash driveways/homes for purely aesthetic reasons during this water shortage.
  • Important Caveat: Homeowners are still permitted to voluntarily replace sod or pressure-wash their properties if they wish, but the Association cannot mandate or compel them to perform these activities during Phase III restrictions.
• Enforcement: Local authorities and utilities have been instructed to bypass warning notices and issue immediate citations for violations.
